Today, I'm sharing three highly effective strategies that can help you generate more leads from your open houses. Let's dive in and explore these game-changing tactics.
1. The home rating or home search strategy. When prospective buyers walk through the house, aim to gather as much information from them as possible. This will allow you to create customized home search criteria and set them up on a personalized home search. To implement this strategy, ask them to rate the house on a scale of one to 10 after the viewing. If they don't give it a perfect score, follow up by asking what would make it a 10 for them. Toward the end of the discussion, let them know that you have all the information you need for their home search and kindly request their email address. By doing so, you instantly gain leads and valid reasons to follow up with them regularly.
2. Off-market inventory. Create a physical board with a QR code at your open house, allowing visitors to sign up for your network of off-market homes. If you don't have an extensive inventory, don't worry. You can still provide a QR code or have a binder on the counter labeled "Off-Market Properties." Include a selection of coming-soon or off-market opportunities within your own business. By offering something unique, you give buyers a compelling reason to choose you over the other agents they've encountered at other open houses.

3. Conduct thorough research. Before the open house, invest time in researching a few properties that are similar to the one you're showcasing but have additional features or amenities to show buyers. By demonstrating your preparedness and providing immediate value, you’ll set yourself apart from other agents who may not go the extra mile. Book showings in advance and, if needed, visit these properties yourself to expand your knowledge. This strategy allows for more direct interactions with potential buyers and the opportunity to write an offer on the same day.
