These are the common agent mistakes that you absolutely need to avoid.


Do you know how to handle multiple-offer situations? Inventory is currently very low, so you'll likely be thrown into one. Therefore, you need to be equipped and prepared. If you want to win the house for your client, there are four big mistakes you need to avoid. As you read these, think about whether or not they sound like you.


1. You forward links without any context. Receiving a quick email with a link, no call or text, and no offer summary can be off-putting. It may indicate that the agent is not excited about presenting the offer, and it might not be a good one. When sending an offer, it should include a summary, a phone call, and a text message to create excitement in the listing agent about working with you and your buyer.


2. You let the listing agent off the hook by not asking the right questions. As a listing agent, I love agents who don’t ask the hard questions. They don’t make me work as hard and don’t get me into uncomfortable situations. However, as a buyer's agent, winning in multiple-offer situations requires asking the right questions. For example, inquire about the "buy it now" price that the seller would accept. Don't let the listing agent off the hook; make them work a bit, and your offer may be accepted.

3. You’re bad at texting. Listing agents appreciate engaging texts that show enthusiasm. Instead of sending a robotic message about sending an offer, use gifs, emojis, or inside jokes related to the property. This approach will help you stand out and grab the listing agent's attention.


4. You approach the process as a confrontation and not a conversation. When sending an offer, think of it as teamwork and working together to help both clients achieve their goals. Avoid posturing or trying to out-negotiate the listing agent. Focus on good communication, rapport building, and understanding what it takes to secure the best offer for the seller.
